UPDATED – South Coast Realty Cancellation Policy – COVID -19 Cancellations due to COVID-19 will be assessed on a case by case basis.  Please contact our team if your travel plans are affected by COVID-19 travel restrictions, isolations and inability to travel die to the pandemic.

If you are required to isolate whilst in one of our holiday homes, your stay will incur the standard nightly fee for any additional nights required.

If you test positive whilst in one of our homes, please contact our office as a matter of urgency so we can coordinate a response and keep safe our cleaning team, staff and future guests.

A rapid response COVID-19 deep clean may be required following your positive test and departure.  If required, the specialist clean incurs a charge of $198.00 per hour inclusive of GST.  The incurred cost of undertaking the clean if required will be at the cost of the guest and payable upon receipt of the invoice from the service provider.

  1. The deposit is payable within five days from the date of the booking and if the deposit is not paid within this time period, the booking will lapse.
  2. The balance of the rental is due and payable no later than 30 calendar days before the commencement of the Tenancy and if the balance of the rental is not paid within this period, the booking will lapse, and the deposit will be forfeited.
  3. Payment can be made via cheque or money order payable to South Coast Realty, direct deposit or via VISA or MASTERCARD which incurs a 2.04% non-refundable surcharge.
  4. Personal cheques are not accepted.
  5. Keys will not be released unless full payment has been made.
  6. Tariffs quoted are correct at time of printing and are subject to change without notice.
  7. A $60.00 non-refundable booking fee applies to new Reservations.

Security Bond

  1. A $500 - $2000 Security Bond must be paid by the Guest to the Agent.
  2. All credit card details are stored in accordance with Payment Card Industry Data Security Standards (PCI DSS).
  3. South Coast Realty reserves the right to make claims on the Security Bond if the Terms and Conditions are not met, resulting in loss, extra cleaning, damage, expense, or inconvenience.
  4. Upon departure a professional assessment of the property will be made prior to releasing the Security Bond. Refund of the Security Bond will occur within 14 days of your date of departure.
  5. Automatic bond deductions may include but are not limited to; $50 late check out fee if not negotiated prior to arrival, $80 excess rubbish removal fee, extra cleaning upon departure charged at $50/hour. A $100 BBQ cleaning fee and a $50 fee applies if dishwasher is not emptied. Please thoroughly read our Terms and Conditions for further potential automatic bond deductions.

Guest Responsibilities

  1. You are renting a fully self-catered privately owned holiday home. Whilst some owners provide some items for your stay, we recommend you bring everything you need with you including toilet paper, dishwashing liquid/tablets, tea towels etc.
  2. The property is let for holiday accommodation purposes only and is not to be used for any other purpose including but not limited to commercial purposes, receptions, or parties.
  3. Not to use the property, or cause or permit the property to be used for any illegal purpose.
  4. Not to smoke or allow smoking to occur within the property. Guests must discard cigarette butts into the rubbish bins.
  5. All guests must conduct themselves in a proper manner so as not to cause a nuisance, including excessive noise, or interfere with the use or enjoyment of the property for other occupiers or neighbouring properties. Unruly, loud, or offensive behaviour will not be tolerated. If complaints are received this may result in termination of the booking and loss of unused balance of accommodation.
  6. No more than the registered number of guests is to occupy the property, as each holiday property is equipped for a specific number of guests. It is against SA Department of Health regulations for more persons to occupy a property than there are beds to accommodate them. No extra mattresses are to be brought onto the property. If the property is reported to be overcrowded, the booking will be terminated and guests will be asked to vacate, with no refund made.
  7. Strictly no tents or caravans are permitted on the property.
  8. Not to bring any pets within the property (unless otherwise agreed in writing prior to the commencement of Tenancy).
  9. It is the guest’s responsibility to maintain the cleanliness of the property during the reservation period.
  10. All guests are responsible for keeping the property secure during their stay and upon their departure and will be responsible for any theft or damage due to neglect in this area.
  11. To accept full responsibility for any breakages, loss or damage caused to the property and/or its contents directly or indirectly caused by the guest, or by another occupant or any other person invited on or in the property by the guest during the tenancy and agrees to authorise South Coast Realty to pay for any such breakages, loss, damage and all forms of cleaning (including but not limited to rubbish removal) of the property by deduction of the applicable amount from the Security Bond and where the Security Bond is not sufficient, to cover the cost of the payment required the guest agrees to pay the balance of the payment within seven days of being notified in writing of the payment required by South Coast Realty.
  12. The property is furnished to the owner’s taste and style and South Coast Realty accepts no responsibility for any unmet expectations of the guest in respect of any design, quality or other aspect of the property.
  13. To be responsible to South Coast Realty and the owner of the property for any act or omission by any person the guest allows on the property who breaches any term or condition contained in this agreement.
  14. Departing guests must leave the property clean and tidy. This includes washing, drying, and putting away all dishes, emptying the dishwasher, emptying and cleaning of the refrigerator, oven/griller and microwave, cleaning of the BBQ, leaving the beds neatly folded back, turning off all the lights and cooling/heating appliances. If the dishes are not washed, dried, and put away, the dishwasher not emptied and/or the BBQ has not been cleaned an automatic bond deduction applies.
  15. Your rubbish collection day will be provided in your arrival correspondence. Upon departure, please leave rubbish in the bins and remove any excess that does not fit in the bin. Any excess rubbish left outside the allocated bins upon departure will incur an automatic rubbish removal deduction from the Security Bond.
  16. The guest agrees to let, use and occupy the property and its contents at his or her own risk and hereby releases to the maximum extent permitted by law the Agent and the owner of the property from any injury, liability, debt, loss, cost, delay, expense however arising in the connection with the letting, use and occupancy of the property including by breach of contract, duty or statue. Further, the Guest shall indemnify the Agent and the owner of the property against any claims made by any other person or entity in relation to the use and occupancy of the property.
  17. That Clause 3 Guest Responsibilities is an essential term of this agreement if the guest commits, causes or otherwise permits a breach of this Clause 3 during the tenancy, South Coast Realty is authorised to immediately terminate the tenancy and to retain all monies paid by the guest under this Agreement.
  18. A fee of $150 will apply if a guest locks themselves out of the property and South Coast Realty or a Locksmith must attend to the property for access.


  1. Guests may cancel their unpaid booking or change their reservation at any time subject to availability and owner approval.
  2. All bookings are made in good faith from South Coast Realty however bookings may be subject to change or cancellation by the owner of the property prior to the commencement of the booking.
  3. If a booking is to be changed or cancelled for whatever reason, South Coast Realty will attempt to notify the guest as soon as possible and will use reasonable endeavours to arrange alternative accommodation or alternative booking dates for the guest to let the premises.
  4. If alternative holiday accommodation or alternative dates cannot be arranged any monies paid by the guest will be refunded and no other claim, right, action or demand shall exist in, or be made by either party.
  5. All cancellations by the guest must be communicated in writing to South Coast Realty via email prior to the commencement of the tenancy.
  6. Bookings cancelled at least 30 days before the start of the tenancy, will receive a full refund.
  7. Bookings cancelled at least 14 days before the start of the tenancy, will receive a 50% refund.
  8. No refund is made on the unused portion of rent if guests vacate the property prior to their confirmed departure date.
  9. Cancellation policies may vary from property to property, please check the property listing for more information.

Arrival and Departure Times

  1. Arrival time is from 2pm on the day of arrival and departure time is strictly 10am on the date of departure. Extended stays may be permitted, if available, and prior arrangement has been made and a $50.00 fee applies. A fee may apply for late departures if no prior arrangements have been made.
  2. Only one set of keys will be provided to the guest.
  3. Early arrivals and late departures are not available from1 December to 31 January and are subject to approval on all other dates.
  4. If you use all the hot water during the day, it will need to re-heat overnight. Constant hot water supply is not available. If a plumber is sent and the meter box has not been checked, payment of this account will be deducted from your bond.
  5. On departure the keys must be returned to our office. For after hour departures, a key slot is located at the rear office door, South Coast Realty, 39 Crozier Road, Victor Harbor. For Goolwa, Middleton, and Hindmarsh Island properties, please return keys to the Saltwater Café, 1/2 Cadell Street Goolwa. For Normanville, Carrickalinga and Second Valley properties, please return keys to the front door key slot at our office at South Coast Realty, 63a Main South Rd, Normanville.


  1. Linen must be used on all beds.
  2. All properties are fully self-catered. LINEN (sheets, pillowcases, towels, tea towels & toilet paper) IS NOT INCLUDED unless otherwise stated in the property description.
  3. Linen hire can be arranged up to three days prior to arrival directly with Seabreeze Services or by emailing our office.
  4. If linen is provided at the property, the beds must be stripped, and the dirty linen left at the end of the bed upon departure.
  5. If linen has been hired, all the linen needs to be placed in the bag provided and left outside the holiday premises for collection by Seabreeze Services.


  1. Pets are not permitted at the property unless the property is designated ‘Pet Friendly’ in the property description.
  2. All pet friendly properties accept pets outside only. If your pet is an indoor pet written consent is required prior to your arrival to allow your pet inside. If there is evidence your pet has been inside without prior written consent a bond deduction may apply.
  3. Upon departure of these properties all droppings and evidence of the pet must be removed and disposed of properly.
  4. Any pest control required as a result of a pet being inside and/or at the property will be charged to the guest.
  5. If a pet that has not been approved is reported to be on or in the property an automatic bond deduction of $150.00 applies and your tenancy will be terminated with no refund made.


  1. All holiday properties under South Coast Realty management are privately owned and are rented on a fully self-contained catered basis. In the event of faults and/or malfunctions of appliances or inclusions, there is no obligation from the owner or South Coast Realty to compensate or discount.
  2. BBQ gas bottles are not monitored by South Coast Realty – if you find yourself out of gas for the BBQ please purchase a Swap-n-Go gas bottle and return your receipt with the property address and surname on the receipt for reimbursement along with your keys.
  3. South Coast Realty will accept no responsibility for any inconvenience with machinery breakdown. The Agent’s best endeavours to repair, replace or hire an alternative will be undertaken.
  4. Should a tradesperson be sent out upon a guests request to carry out a repair that was unnecessary, the cost for the callout will be at the guests’ expense.
  5. Guests must inform our office immediately of any damage or breakage to the property and its contents.
  6. Guests must inform their property cleaner or South Coast Realty immediately upon arrival if the property is not clean otherwise, they are deemed to have accepted the property in the condition at arrival. If a property is reported as dirty, South Coast Realty reserves the right to have the property cleaned as soon as possible.
  7. Left items – if requested we will endeavour to recover and return items inadvertently left in a holiday property, although we take no responsibility for the recovery or return of these items. Postage and the cost of sending a staff member to search for the item is at the guest’s expense. A minimum cost of $50.00 incl GST applies.  Left items will be held in our office for a maximum of two weeks and if not claimed will be donated to the local opportunity shop.
  8. South Coast Realty may inspect the property with reasonable notice and at any time without notice if there is any belief that there has been a breach of these conditions.


  1. South Coast Realty has endeavoured to maintain the accuracy and content with their websites. However, from time-to-time aspects of the content may be out of date. If you require a specific item to be at/in the property, please call our office on 08 8552 3744 and we could confirm if the item required is indeed at/in the premises.
  2. South Coast Realty acts as the letting agent on behalf of the owners and in accordance with owner’s instructions. South Coast Realty reserves the right to take appropriate remedial action and/or seek compensation for any serious breach of these conditions of letting.
